Realtor helps navigate hot Powell River market

Dustin Villeneuve takes honest, open approach to real estate

PEOPLE PERSON: Realtor Dustin Villeneuve of 460 Realty, who celebrates his third anniversary as a Realtor this month, learned his craft in Powell River’s changing market. As a result, he can help anyone develop strategies for success in their real estate goals.

Anyone who has looked into buying or selling real estate over the last couple years knows the market in Powell River has been rapidly changing. In fact, it can be difficult to figure out without a guide, and that’s where Dustin Villeneuve of 460 Realty comes in.

“If I had to describe the local market right now, I’d say it’s red hot,” says Dustin. “Currently, most buyers are coming from out of town and often do their search remotely. It’s critical for sellers to showcase their home in its best light and maximize their audience. I offer all of my clients an array of cutting edge marketing tools, including premium photography, HD promotional videos, 3D virtual tours, and aerial drone footage.

“We also have a full-time marketer on staff who assists with online marketing, which is critical in this day and age. Once we’ve garnered the attention, my job is to help clients navigate the multiple offer scenarios that we often find ourselves in. My ultimate goal is to help sellers develop strategies for success, while mitigating risk – and stress – as much as possible.”

Dustin has been a Realtor for three years this month, which means he learned his craft in Powell River’s volatile market. 

“I never envisioned myself as a realtor before moving to Powell River, but was encouraged by my wife and friends to consider it,” says Dustin. “After working with Josh Statham and Bill Bailey as a marketing coordinator, my perception of the ‘real estate salesman’ changed and I realized that my experience and skill sets were transferrable. I truly enjoy working with and helping people.

“I focus on establishing trust with clients and building strong working relationships with colleagues and contacts in the industry, and I believe that has made me successful over these last three years. I’ve been fortunate to be a part of several exciting development projects, including Hammil Lake Estates in Paradise Valley and the new Tyee Landing condos on Duncan Street.”

Dustin has a multitude of work and volunteer experience, including over a decade in the construction and consulting industry in project management. He also served on the board of directors of the Powell River Parks and Wilderness Society and has recently been elected to the Powell River Sunshine Coast Real Estate Board. Over the years he has also worked as an accounting technician, tree planter, geotechnical field hand and letter carrier.

Originally from Manitoba, he lived in Vancouver for about eight years before he and his wife moved to the Sunshine Coast in 2017.

“We came to visit some friends, and just fell in love with the place,” he says. “Affordability of housing, the opportunity for entrepreneurship, and the draw of living in a smaller family-friendly community were all reasons we moved to Powell River. I love being outdoors and feel blessed to live in an area where there are almost unlimited things to discover.”
