Real estate sales in the upper Sunshine Coast dropped considerably from April 2022 to April 2023.
A detail sheet issued by the Powell River Sunshine Coast Real Estate Board shows nearly half as many sales in this April compared to last year in the qathet region.
On the residential side, with single-family homes, in April 2023 there were 13 sales, totalling $9,705,800, compared to 23 sales, valued at $22,939,800, in April 2022.
For mobile and manufactured homes, in April 2023, there was one sale, valued at $182,000, compared to four sales, valued at $1,356,500 in April 2022.
In the condos, apartments and duplexes category, there were four sales in April 2023, valued at $2,002,000, compared to four sales, valued at $1,786,700, in April 2022.
Total residential sales indicated 18 units in April 2023, valued at $11,890,800, compared to 31 units, valued at $26,083,000, in April 2022.
On the non-residential side, there were two parcels of vacant land sold in April 2023, valued at $1,030,000, compared to four parcels of vacant land sold in April 2022, valued at $854,900.
In the industrial, commercial and institutional category, there were two sales, valued at $3,320,000, in April 2022, and none in April 2023.
Total non-residential sales in April 2023 totalled two for $1,030,000, compared to six in April 2022, valued at $4,174,900.
Grand totals for residential and non-residential sales show 20 units in April 2023, valued at $12,920,800, compared to 37 units in April 2022, valued at $30,357,900.
Average price for a single-family home in April 2023 was $746,877, with an average of 86 days on the market, compared to $986,325 in April 2022, with an average of 28 days on the market.
There were a total of 45 new residential listings and eight non-residential listings, for a total of 53 new listings overall, in April 2023. In terms of active listings at the end of the month, there were 132 residential listings in 2023 and 62 non-residential listings, for a total of 194.
